Move In Cleaning Cost: What Changes the Price

What changes the price of a move-in or move-out clean: size, condition, whether the home is empty, appliance interiors, access, timing and comparing quotes.

Move in cleaning cost comes down to time. Four things set it: the size of the home, its condition, how much of the work sits inside appliances and cabinets, and how easily the house can be reached on the day. Move-out pricing follows the same logic from the other side of the keys.

This guide has no dollar figures in it. A national average mixes a studio turnover with a four-bedroom colonial and describes neither. What helps is knowing which details change the number, so your quote is accurate the first time.

What changes a move in cleaning cost?

Every factor below is really a question about hours. An empty home with the utilities on, clear access and no appliance interiors in scope is the fastest version of the job.

Is move-out cleaning more expensive than move-in cleaning?

Not by definition. The two jobs share almost the same scope, so what separates them is condition. Whichever side of the move has more build-up is the one that takes longer and prices higher.

A move-out clean carries everything one household left behind, which can be years of it. A move-in clean carries whatever the last household did or did not do, and sometimes that is more work, not less.

One real difference: a move-out is often measured against someone else's list. A landlord's checklist or a purchase agreement can ask for things that sit outside a normal clean, such as washed walls or a swept garage. Send that document with your request so the scope is priced once, not expanded on the day.

How much does move-out cleaning cost for a 3-bedroom house?

Bedroom count is the weakest predictor in the whole conversation. In an empty home, bedrooms are the quick rooms: sills, closets, switches, baseboards, floor. The time lives in the kitchen, the bathrooms, the stairs and the total floor area.

Two three-bedroom houses can be far apart. One has a galley kitchen and one and a half baths. The other has three baths, a finished basement, a mudroom and a second refrigerator in the garage. Same bedroom count, different job.

To get a quote that holds, send these:

  1. Square footage and the number of bathrooms.
  2. Floor types, and how much of each.
  3. Which appliances stay, and whether their interiors are in scope.
  4. The date the home will be completely empty.
  5. Photos of the kitchen and each bathroom.
  6. Any checklist you are being held to, from a landlord, agent or buyer.

What is an add-on rather than part of the clean?

The base clean covers the rooms and surfaces you can reach. A short list of jobs is priced separately because the time depends on what is found; the full scope sits in what move-in and move-out cleaning includes.

  • Refrigerator and oven interiors. Quoted by condition, because a lightly used oven and a neglected one are hours apart.
  • Inside cabinets and the pantry. Arranged separately, shelf by shelf.
  • Garage, exterior glass and outbuildings. Separate work with separate access and equipment.
  • Carpet cleaning, grout restoration, refinishing. Different trades, not cleaning.
  • Mold. The EPA says a moldy area under about 10 square feet, roughly a 3-foot by 3-foot patch, can usually be handled yourself, and that larger growth or significant water damage calls for professional remediation guidance. Cleaning mold without fixing the water problem means it most likely comes back.
  • Leftover chemicals and trash. These are yours to dispose of, and the timing matters.

That last one catches people out in the final week. The EPA treats leftover household products that can catch fire, react, explode, or that are corrosive or toxic as household hazardous waste, and names paints, cleaners, oils, batteries and pesticides as examples. It advises keeping them in their original containers with the labels on, never mixing them, and contacting your local environmental, health or solid waste agency about permanent or periodic collections. Periodic means fixed dates, so this belongs on the calendar weeks before the truck comes.

How do you keep the cost down without cutting the clean?

Most savings come from removing obstacles rather than removing tasks. Every item below shortens the visit without changing the result.

  1. Empty the home first. The last bags, the closet shelf, the supplies under the sink. An empty house is the cheapest version of the same work.
  2. Keep the utilities on. Water, power and lights are needed to do the work and to check it.
  3. Book one visit in the gap. Cleaning before the movers finish means the floors and baseboards get done twice.
  4. Settle the add-ons in advance. Decide on the refrigerator, the oven and the cabinets when you ask for the quote.
  5. Handle disposal yourself, early. Old paint and chemicals are not a cleaning line item.
  6. Ask early. Month-end and summer weekends are the busiest moving windows, so a late request narrows your options.

How do you compare two move cleaning quotes?

Compare the written scope, not the total. The FTC's advice for home projects fits this exactly: get more than one estimate, and a written estimate should describe the work to be done, the materials, the completion date and the price. It also says not to automatically choose the lowest bidder, and to ask for an explanation if there is a big difference among the estimates.

Usually a surprisingly low number means something has been left out. The questions that make two quotes comparable are plain: what is included, what is an add-on and how it is priced, whether supplies are included, what happens if something is missed, and how keys and codes are handled.

On payment, the FTC warns against paying the full amount for a project up front and lists cash-only demands among the tactics to watch for. Walls, glass and the garage are the scope lines that most often differ between two quotes, and where that line usually falls is worth reading first.

What is different about a move clean in New England?

The age of the housing stock shows up as time. The EPA reports that roughly three-quarters of US homes built before 1978 still contain some lead-based paint, and that worn paint on friction surfaces such as doors and window sills can produce chips and dust. A great many homes across Southern New Hampshire and the Merrimack Valley fall in that range.

In those homes the method is set for you. The EPA recommends wiping hard surfaces such as countertops, window sills and door jambs with a damp sponge, cloth or paper towel, wet mopping floors, and where there is visible paint debris, using only a vacuum with a HEPA filter rather than dry sweeping. Damp, careful work on detailed trim and deep sills is slower than a fast pass, and the quote reflects that.

Season matters too. A January handover in Salem or Methuen means movers tracking salt and sand through the entry all morning, so the entry and floors go last. A house that sat closed through a humid August is worth checking for damp before anyone quotes the bathrooms and the basement.

Both exist. An hourly rate is transparent but the total is unknown until the work ends, while a flat price for a written scope tells you the number in advance. Ask which one you are being quoted.

Can I get a move-out cleaning quote without an in-home visit?

Usually yes. Square footage, the number of bathrooms, the floor types, a few photos of the kitchen and bathrooms and the date the home will be empty are normally enough for a first estimate.

Does the price change if the home is not completely empty?

It can. Anything left in a room has to be moved and put back, and a covered surface cannot be cleaned, so a partly furnished home takes longer than the same home empty.

Does a move clean cost more than a recurring cleaning visit?

Normally yes, because it is a different job. A recurring visit maintains a level that already exists, while a move clean sets that level from scratch in a home that may not have been reset in years.

Who pays for the clean when a house is sold?

That is decided by the purchase agreement, not by custom. Read what the contract says about the condition the home is handed over in, and settle it before closing week.
